Carroll County Reappraisal

The 2019 revaluation/reappraisal for Carroll County has begun. State law requires that counties conduct a reappraisal every six years. The revaluation will be completed during 2017 and 2018 and will be reflected on a property owner’s tax bill for tax year 2019, payable 2020.

State law requires County Auditors to value all real estate parcels in their counties. There are two formal periods when all real estate must be reviewed to reflect current market values. One is the Sexennial or Revaluation (once every six years) at which time all property is personally visited and information and values are verified. The other is a Triennial update (once every 3 years) which is conducted during the time period between the sexennial/revaluation when values are adjusted automatically based on market sales that have occurred during the previous three years. To comply with this Auditor Fairclough has contracted with John G. Cleminshaw, Inc. Appraisers. John G. Cleminshaw, Inc. specializes in major property revaluation programs, commonly referred to as mass appraisal, and is approved by the State of Ohio to perform such services.

Appraisers will have picture identification badges stating that they are appraisers with John G. Cleminshaw, Inc. for the Carroll County Reappraisal. Appraisers will be working in the county between 8am and 4pm Monday through Friday. No field checks will be completed after 4pm or on weekends. If a homeowner is not available during the day, the appraiser will leave a door hanger for the property owner to complete and return to the office of the Carroll County Auditor.
